The Secretary for Development (SDEV) has authorized the Urban Renewal Authority (URA) to proceed with the San Shan Road / Pau Chung Street project in Ma Tau Kok and the Shun Ning Road project in Sham Shui Po.

The authorization for the two projects is given under section 24 (4) (a) of the Urban Renewal Authority Ordinance (URAO) and is published in the Gazette today (Friday).

Both were implemented by way of a development project in accordance with section 26 of the URAO. The implementation notices of the San Shan Road/Pau Chung Street project and the Shun Ning Road project were published on the Gazette on 29 May 2009 and 26 June 2009 under section 23 of the URAO respectively.  Both were followed by a two-month consultation period.

In accordance with section 24(3) of the URAO, the San Shan Road/Pau Chung Street project was submitted to the SDEV on 28 October 2009 while the submission for Shun Ning Road project was made on 13 November 2009.

I. San Shan Road / Pau Chung Street project

The project area occupies a corner site abutting San Shan Road and Pau Chung Street in Ma Tau Kok, covering an area of about 1,170 square metres.  Built in 1957, the buildings within the project area are in a generally dilapidated condition. The buildings are of 6 storeys with no lifts and there are unauthorized structures.

The URA¡¦s initial proposal is to redevelop the sites to provide about 144 residential units and 1,755 square metres of commercial floor area, scheduled for completion by 2016/2017.

II. Shun Ning Road project

The project area is located at Shun Ning Road near Tonkin Street in Sham Shui Po, covering an area of about 827 square metres.  Built in 1954-55, the five buildings within the project area are in a generally dilapidated condition with unauthorized rooftop structures.

The URA's initial proposal is to redevelop the site to provide about 110 residential units and 778 square metres of commercial floor area, scheduled for completion by 2016/2017.

In accordance with section 28 of the URAO, any objector who considers to be aggrieved by the decision of SDEV may appeal on or before 15 March 2010 by lodging a notice of appeal with the Secretary to the Appeal Board Panel, with a copy to the SDEV.

The URA will issue offers to owners to acquire the affected property interests of the two projects by the end of April this year at the earliest subject to there being no appeal made. Cash compensation or rehousing to eligible tenants will be provided upon successful acquisition of the properties.
